Stoney Point

Private, coastal and enclave-like. It has a tucked-away waterfront personality that many residents outside South Tampa rarely encounter.

Zillow Home Value Index for ZIP 33629, updated 2026-07-30. This is area context, not a valuation. In South Tampa a single block can swing the number substantially, and this ZIP covers several other neighborhoods too. For what your specific street is doing, ask Kevin for a CMA.

About Stoney Point

The street pattern is the first thing that registers. Short runs, dead ends and cul-de-sacs mean there is essentially no reason to drive through here unless a resident lives here, and that alone separates this pocket from the busier grid streets east of Westshore. Lots are generous by South Tampa standards, seawalled canal frontage backs a large share of them, and mature oaks, palms and layered landscaping do most of the screening between neighbors.

The housing suits people who want the water to be functional rather than scenic. Docks, lifts and a short idle out to Old Tampa Bay are the point, and the mix reflects decades of turnover: original mid-century ranches, thorough renovations, and newer elevated custom homes built to current floodplain code. Interior lots trade at a real discount to true canal frontage, which is worth understanding before comparing two listings on the same street.

The honest tradeoff is that privacy comes with dependence on the car. There is no walkable village core inside the neighborhood the way Hyde Park Village anchors the eastern side of South Tampa, so groceries, restaurants and school runs are all short drives. What residents get in exchange is a waterfront address that stays quiet, and canal access many South Tampa buyers never realize exists this far into the city.

What to expect

Canal frontage means flood exposure is central, not incidental. Like most of South Tampa, these blocks sit in a FEMA Special Flood Hazard Area, so flood insurance is mandatory with a mortgage, and waterfront lots generally carry the higher-risk zone designations within that. Tampa's CRS Class 5 rating earns a 25 percent NFIP premium discount inside flood zones, which helps, but insurance remains the line item that surprises people, and the gap between an older slab-on-grade house and a newly elevated one can be substantial. The FEMA 50 percent rule matters here more than almost anywhere: in an A or V zone, repairs or improvements exceeding half the structure's value over a rolling twelve months force the whole house up to current floodplain code, including elevation.

That rule is why teardowns are common. South Tampa averages roughly 231 permitted residential demolitions a year and, with Central Tampa, accounts for about 88 percent of the City's residential demolitions, and canal streets like these see their share of construction fencing. Expect wide driveways and side-load garages rather than street parking pressure, minimal cut-through traffic, and boat trailers as a normal part of the streetscape. Ambient noise is low, though proximity to the bay and the Gandy corridor means some road and air traffic carries on certain days.

The investment angle

Sitting inside 33629, this pocket falls in the ZIP that anchors the top of the South Tampa value range, well above what the peninsula's more inland ZIPs support. Within that, waterfront here behaves like waterfront everywhere: pricing tracks the water more than the structure. Canal frontage, seawall condition, water depth at low tide and clean access to Old Tampa Bay drive value, and older low-lying houses on good frontage frequently trade as land rather than as homes because the 50 percent rule makes substantial remodels impractical.

Due diligence should be specific. A buyer should pull the elevation certificate and current flood zone determination, get the seawall and dock inspected and confirm permits are in order, verify controlling depth and any bridge or overhead clearance between the lot and open bay, and price insurance before going hard on a deposit. On renovation candidates, an early conversation about the 50 percent threshold usually determines whether the play is a remodel or a rebuild.

Best for: Buyers who want real boat access and a genuinely private street and will accept a car-dependent location plus serious flood and insurance diligence to get it.
