Before you list, walk through this room-by-room playbook. Small fixes can mean tens of thousands of dollars at closing — Kevin's 40 years of experience says so.

Curb Appeal Quick Wins

First impressions. Buyers decide in 7 seconds.

1. Pressure wash the driveway, walkway, and front porch

Why: a clean entry signals a maintained home before buyers even ring the bell.

2. Repaint the front door in a fresh color (deep navy, black, or charcoal)

Why: a $40 can of paint can deliver a 5–10x return on showing-day photos.

3. Add fresh mulch and trim all bushes back from the house

Why: overgrown landscaping hides the house and dates it instantly.

4. Replace the mailbox and house numbers (matte black is universal)

Why: tiny detail, huge "this home is current" signal for under $80.

5. Add 2 large planters with seasonal flowers flanking the front door

Why: symmetry + color makes the entry feel staged in every single photo.

Exterior — Make It Look Cared For

Buyers project: "If they let this slide, what else did they let slide?"

6. Repaint or wash exterior siding if it looks dull

7. Touch up trim paint anywhere it's chipped

9. Have the roof power-washed (NOT pressure-washed — soft wash only)

Why: a clean roof can add years of perceived life and avoid "needs new roof" objections.

10. Check and replace any rotted fascia or soffit boards

Why: rot is one of the cheapest fixes pre-listing — and one of the most expensive on a buyer's inspection report.

Landscaping

A photo-ready yard sells the lifestyle, not just the lot.

11. Mow, edge, and treat the lawn 1 week before photos

Why: a freshly-edged lawn photographs greener and crisper than a perfectly maintained one.

12. Plant flowers in any bare spots

Why: $30 of annuals in front-bed gaps lifts the whole yard's energy in photos.

13. Trim trees away from the roof

Why: overhanging branches trigger roof concerns and home-insurance questions.

14. Add solar pathway lights if walkways are dim

Why: twilight photos with lit paths get 2–3x the click-through on Zillow.

15. Power wash the fence (if applicable)

Why: a clean wood fence looks new; a dirty one looks ready to fall down.

Living Areas — Declutter

Buyers need to picture their stuff, not yours.

29. Replace the shower curtain liner; remove any personal toiletries

Why: a cloudy liner or shampoo lineup ruins the spa illusion in 0.5 seconds.

30. Add a candle or diffuser (vanilla or eucalyptus — never overwhelming)

Why: light scent = "clean." Heavy scent = "hiding something." Choose wisely.

Bedrooms

Buyers picture themselves sleeping here. Make it dreamy.

31. Make every bed daily — perfectly. New white linens elevate everything.

32. Closets should be 60% empty — donate or store the rest

Why: closet capacity is a top-5 buyer concern; a stuffed closet shrinks it.

Floors

Buyers stare at the floor. Make sure it stares back nicely.

36. Have ALL flooring professionally cleaned (carpet shampoo / hardwood polish / tile grout)

Why: a $300 floor cleaning makes everything else you've done actually pop.

37. Buff scuffed hardwood; consider a quick refinish if budget allows

Why: hardwood is one of the highest-perceived-value features. Make it shine.

38. Replace any cracked tile

Paint

The single highest-ROI thing you can do. Don't skip.

Closets & Storage

Buyers open everything. Be ready.

51. Empty 40-60% of every closet — buyers judge storage capacity

Why: a half-empty closet looks twice as big as a full one. Buyers see "room to grow."

52. Organize what remains by color or category

Why: organized = "well-maintained throughout." It's a halo effect.

53. Add a single nice basket on the top shelf as decor

Why: tiny styling touches turn closets from "storage" into "feature."

54. Empty the linen closet to 30% — buyers will open this

Why: overstuffed linen closets read as "house is too small for our stuff."

55. Garage: declutter, sweep, organize tools on a pegboard

Why: for many buyers (especially men), the garage is the make-or-break room.

Major Systems — Don't Skip These

Receipts in hand = leverage at the table.

56. Service the HVAC and provide the receipt to buyers

Why: a dated tune-up sticker on the air handler defuses the #1 inspection concern.

57. Replace HVAC filters with fresh ones

Why: a dirty filter is the cheapest, most damaging signal of neglect.

58. Have the water heater inspected

Why: a water heater near the end of life will absolutely come up at inspection. Get ahead.

59. Test smoke and CO detectors; replace batteries

Why: chirping detectors during a showing kill momentum — and they fail inspections.

60. Get a pre-listing inspection (catch issues before buyers do)

The Day Before Photos

Photos sell the showing. Get this right.

61. Mow lawn morning of

Why: fresh mowing lines in aerial drone shots = perfection.

62. Clean windows inside and out

Why: streaks show up like spotlights in photographs. Spend the $150.

63. Hide trash cans, recycling bins, hoses, and toys

Why: any one of these in a hero photo ruins the whole listing.

64. Put all pets and their bowls/beds away (or take pets out of the house for shoot)

Why: pet evidence triggers allergy and odor concerns instantly.

65. Open ALL blinds, turn ON ALL lights — even daytime

Why: "twilight inside, sunny outside" photos consistently outperform every other lighting style.

What to SKIP (Common Money-Wasters)

Things sellers waste money on that don't move the needle.

66. Don't replace functional appliances unless they're truly broken

Why: buyers rarely value the upgrade at what you paid. Credit instead, if asked.

67. Don't refinish the bathtub unless it's chipped — buyers care more about caulk

Why: bath refinishing is expensive, looks fake under flash, and rarely earns back its cost.

68. Don't install crown molding before listing — ROI is poor

Why: buyers don't price-shop on crown molding. Put the money in paint and floors.

69. Don't repaint the exterior unless it's truly necessary (>$3k spend)

Why: a soft-wash is usually 90% of the visual benefit at 10% of the cost.

72. Set the thermostat to 70°F (cool but comfortable)

73. Have the home professionally cleaned the day before photos

Why: "deep clean" is one of the highest-ROI dollars you'll spend in this entire process.

74. Walk through with your Realtor one final time — fresh eyes catch what you can't
