About Rembrandt Gardens
The streets read as a pocket rather than a corridor: short residential blocks with little reason for anyone to drive through them, set inside the broader South Gandy area between the MacDill gates and the water. There is no commercial edge inside the neighborhood itself, no through traffic, and the scale stays consistent from one block to the next. Homes are modest and mostly single-story, sitting on flat interior lots with mature landscaping rather than the deep oak canopy that defines the older streets north of Bayshore.
The practical appeal is location without the Bayshore price of admission. Gandy Boulevard puts the bridge to Pinellas within a few minutes, the MacDill gate is a short drive rather than a commute, and Picnic Island, Ballast Point and the marina district are all reachable without crossing town. Hyde Park Village and the Bayshore waterfront are still South Tampa close, just not around the corner.
The honest tradeoff is that this is a place to live rather than a place to show off. There is no waterfront, no brick streets, no architectural pedigree, and the surrounding South Gandy area is changing unevenly, with new construction and industrial-adjacent uses sitting closer together here than they do farther north. What the neighborhood offers instead is quiet, a genuine sense of separation from the arterials, and a South Tampa address at an entry point.
What to expect
Flood exposure is the first thing to price out. Most of South Tampa sits in a FEMA Special Flood Hazard Area, and the low elevations across the Gandy and Port Tampa side of 33616 mean flood insurance should be assumed mandatory with a mortgage until an elevation certificate proves otherwise. Tampa's CRS Class 5 rating earns a 25 percent NFIP premium discount inside flood zones, which helps, but insurance remains the line item that surprises buyers coming from outside Florida. Getting the elevation certificate and a current insurance quote before the inspection period closes matters more here than almost any other piece of diligence.
Lots are conventional subdivision size, generally rectangular and level, with driveway and garage parking rather than street competition. Traffic noise inside the neighborhood is low, though proximity to Gandy Boulevard and MacDill means aircraft noise and arterial hum are part of the background depending on the block and the day. New construction appears in scattered infill rather than block-wide replacement, so expect original homes, renovated originals, and the occasional elevated new build standing noticeably taller than its neighbors.
The investment angle
This pocket sits toward the lower end of the South Tampa range, in a ZIP that also covers Port Tampa City, the Westshore Marina District and the areas serving MacDill. That places it well below the Bayshore and Hyde Park end of the market and makes it one of the more approachable ways into the district. Values here have historically been pulled along by the redevelopment happening around the Gandy corridor and the marina district rather than by anything inside the subdivision itself, which cuts both ways: the upside is external, and so is the timing.
Whether a given house trades on the structure or the dirt depends almost entirely on flood zone and finished floor elevation. A buyer planning a major renovation should confirm the zone, the elevation, the structure's assessed value and what the City will require before assuming the existing house can be kept.
